Thoughtfully preparing a home prior to listing and staging are pre-sale services that bring measurable value to any home sale. We offer custom packages for exactly what you need, in your timeframe, and within your budget. When the photos look great, more buyers add you to their “lists”. It is essential to create strong marketing photos and ensure your home is in top condition for prospective buyers in order to maximize your investment return. Everything we recommend is strategically aimed to get your home expertly prepared for market.

How does it work?

Most listing preparation services begin with our in-depth consultation. During the consultation, we tour the entire home with you starting at the front sidewalk all the way to the back yard.  Throughout the tour, we make strategic recommendations to enhance the perceived value in your home and to help you think of their home as an asset to be merchandised. You will not only know what we recommend but why we recommend it and possible solution options.

We’ll cover together…

Prioritize: We know some rooms are more important to potential buyers (living room, kitchen, dining room, master). We’ll prioritize these heavily in our recommendations.

Furniture placement: A crucial component to creating strong marketing photos. We’ll recommend rearranging or editing the furniture in the home in order to create the highest perceived value.

Unneeded Items: Let's face it, we all have too many treasures. Less is more in our world of staging. If your home is occupied, we’ll help you identify the items to pack away to get the most value out of staging.

Paint: Paint is money in a can. You’d be surprised how a fresh coat of paint in the right places can increase the value of the home.

Cosmetics: Whether it’s updating a light fixture or modernizing countertops, we’ll outline cosmetic changes that will make an impact.  

Top 10 Priority List: At the end of the consultation, we’ll review all recommendations with you and create a Top 10 Priority list in order of impact.
